Do A Final Walk Through on an Anchorage Real Estate Purchase! It Only Take A Little Time.

Your Anchorage real estate purchase will be the largest in your life. If the final walk through is important enough to be included in the purchase contract, when buying your Anchorage home or condominium, it should be taken seriously by all parties.

The final walk through of your Anchorage real estate is very sensitive to timing.  No need to go too early, since the work may not be completed.  Good communication between the buyers agent and listing REALTOR will solve unnecessary fees, wasting time and getting uneasy feelings for no reason...when work is not done.  In the contract the repairs are requested to be done 3-5 days prior to recording, so the Anchorage home buyer has time to do their final walk through.

When doing the final walk through of Anchorage real estate, there are two common options.  They highly depend on the complexity of the items corrected in the Anchorage home inspection.  If the items are complicated and require a professional, then a receipt or a second re inspection of the house may be necessary.  The other option if the items in the Anchorage home inspection items aren't complicated and you can see if a smoke detector is plugged in.

All of our buyers have home inspections and final walk throughs.  Often when we do a walk through there are incomplete items.  This is not because the Owner is pulling a fast one.  Many times it's the contractor that just miss something.  We usually find a requested inspection item, not done to our liking or not done at all.

My experience with new Seller's, who bought without my help, are condition issues that materialized when they purchased their Anchorage home or condominium.  Most of which could have been rectified with a final walk through of their Anchorage home or condominium.  

Alaska is a disclosure state, so these final walk through issues, should be a concern to an owner as well.
